Our fee is straightforward: a flat 20% of booking revenue and nothing beyond it. No monthly charges, no hot tub line item, no supply fees, no maintenance or inspection markups. Twenty percent covers everything.

Taxes (roughly 8-10% combined across the relevant districts), cleaning fees, and platform booking fees are all paid by the guest at checkout. Those costs never come off your revenue. They ride on top of it.

Your property goes live on Airbnb, VRBO, Booking.com, Marriott Homes and Villas, Hopper, and Vacasa. Around Lake of the Ozarks, Airbnb and VRBO drive the vast majority of reservations, so that is where we pour our optimization hours.

Each channel gets its own dedicated attention rather than a copy-pasted listing. We tailor to each platform's ranking signals and the kind of traveler searching there.

Our founder built an in-house pricing engine that watches the Lake of the Ozarks market, every local event calendar, and competitor rates in real time. The guiding principles look like this:

Rates get pushed up around the region's biggest demand drivers: the Lake of the Ozarks Shootout, Dogwood Festival, Magic Dragon Street Meet, summer holiday weekends, and peak boating months. If your calendar is booking months in advance, we read that as underpriced and lift rates. If last-minute inventory is not moving, we discount with intent inside the final 21-day window to fill nights rather than lose them.

As a rule, we price above comparable hotels. That pricing floor tends to attract a better-quality guest and keeps your rating healthy over the long run.

Payouts land in your bank account by the 14th of each month, covering every booking that completed the month before. The detailed statement posts to your owner portal as soon as it is finalized, and each January we drop an annual 1099 into the same portal.

Any cancellation penalties collected from guests pass straight through to your statement. That small piece is something plenty of managers quietly pocket for themselves.

The only commitment we ask for up front is 90 days. That window is enough to set the property up correctly, develop listing traction, and give what we do a real look. Once those first 90 days pass, you can end the agreement any time you like with 30 days' notice. No multi-year contract. We plan to earn the relationship month after month.

Each checkout kicks off a post-stay inspection where we triage whatever needs attention. Anything under $250 gets resolved on the spot and shows up itemized on your monthly statement. You will not get a phone call about a $35 toilet flapper.

For any single repair north of $250, we reach out first, explain what we found, and wait for your written approval before moving forward. On larger jobs (think flooring, deck work, or HVAC) we coordinate vetted local contractors and own the project from start to finish on your behalf.

Anything that affects a current guest (AC failing in July, hot tub offline during a stay) gets treated as an emergency and addressed right away, with a goodwill credit pushed back to the guest. Your rating is always the thing we protect first.

A standard homeowners policy is not built for short-term rentals and will usually reject claims tied to a paying guest's stay. You want a policy written specifically for STR operations. Proper Insurance and Wister are both strong national carriers offering solid coverage for vacation rental homes.

You will also want to list Ozarks Vistas as an "additional insured" on that policy. It costs nothing and simply extends the coverage to our team. On top of that, we maintain our own general liability policy that adds another layer of protection on your side.

For most homes, we can get from initial call to live on every platform inside 7 days, provided we get property access quickly and can lock in the deep clean and photo shoot without delay. In busier onboarding seasons, expect closer to 10 to 14 days. Either way, we move as fast as the work will allow.

Through peak season at the lake (Memorial Day through Labor Day, plus the fall color weeks), we target 80 to 90% occupancy. In the slower winter window from January into early March, weekends generally fill in while midweek nights are the harder lift. We push hard to outperform the market on occupancy, but never by slashing rates. A handful of empty nights at the right nightly rate nearly always beats a packed calendar at a discounted one.

Our straight answer for most homes: no. Pet-friendly filtering does not crack most guests' top-five search criteria, so you are probably not leaving as much business on the table as you would think. Pets make turnovers more complicated, force deep cleans more often, and dog hair finds its way into every seam: blinds, HVAC filters, couch cushions, you name it.

On the other hand, smaller properties in the 1 to 2 bedroom range can see roughly a 10% revenue lift when they allow pets, which can justify the trade-off at that size. We will work through the specifics for your property and give you a real recommendation instead of a canned one.
